Q. Are husband and wife considered as two applicants?

A. Since our process is focused on the qualification for a mortgage (not necessarily occupancy) we ask all parties who are going to be listed on the mortgage application be screened. If one spouse makes adequate income to cover the mortgage payments inclusive of taxes, insurance and all their other debts on his or her credit report while maintaining a 43% or lower debt to income ratio, they can apply alone. If the ratios are close or you are unable to roughly calculate them, then the best policy would be put both spouse on the application providing they both have income.
